What’s Really Happening in Manatee County

If you’ve been following the real estate headlines lately, you might have the impression that homes aren’t selling, buyers have disappeared and the market has come to a standstill.

So, Is the Market Slow?

There isn’t just one “real estate market.”

National headlines can tell us what’s happening across the country. Florida statistics can tell us what’s happening statewide. Even Manatee County numbers only tell part of the story.

What’s happening with a four-bedroom home in Parrish can be very different from what’s happening with a waterfront property in Bradenton, a condo, a new construction home or a luxury property. Price point matters. Neighborhood matters. Condition matters. And perhaps more than ever, pricing matters.

Buyers Haven’t Disappeared

This may be the most interesting part of the July numbers. There were 694 single-family homes sold in Manatee County this July compared with 624 last July. That’s an 11.2% increase.

At the same time, the number of homes available for sale actually decreased by 7.9%.

We had more homes selling with fewer homes sitting on the market. That’s not a market where buyers have disappeared. It is, however, a market where buyers are being selective. When the right home comes on the market at a price that makes sense, buyers are still responding.

Pricing Still Matters — A Lot

Buyers have more time and knowledge of the market and use it to evaluate a home, they’re paying attention to value. The encouraging news for sellers is that properly priced homes are selling.

In fact, Manatee County sellers received a median of 95.2% of their original asking price in July, compared with 93.7% last year.

To me, that’s an important number. It doesn’t mean sellers should price high and expect buyers to negotiate. Quite the opposite. It suggests that when sellers and buyers are more closely aligned on value from the beginning, deals are getting done.

And Condos Are a Different Story

This is also why it’s important not to lump every type of property together.

Manatee County condos and townhomes had a median sale price of $313,950 in July, down 1.9% from last year. At the same time, closed sales increased 18.4% and inventory declined 15.8%.

Real estate is local. Really local.

What Does This Mean If You’re Thinking About Selling?

Buyers are out there.  But today’s buyer is educated, selective and price-conscious. Preparing your home well, understanding your competition and pricing it correctly from the beginning can make a significant difference.

The question isn’t simply:

“Is this a good time to sell?”

A better question is:

“What is happening with homes like mine, in my neighborhood and in my price range?”

What If You’re Buying?

You shouldn’t assume that a slower-feeling market means every seller is desperate to negotiate. Inventory for single-family homes in Manatee County is actually lower than it was a year ago, and homes are going under contract faster.

The Bottom Line

So… is the Manatee County real estate market slow?

I’d call it selective rather than slow.

Homes are selling. More single-family homes sold this July than last July. Inventory is lower. Homes are going under contract faster. Sellers are receiving a higher percentage of their original asking prices.

If you’re wondering what these numbers mean for your home or for a neighborhood you’re considering, I’m always happy to dig a little deeper. County-wide statistics are a great starting point, but your neighborhood and your price range tell the story that really matters.

Thinking about buying or selling? Let’s have a conversation. No pressure. Just honest answers and good information.
