One of the biggest myths holding back potential homebuyers is the belief that you need 20% down to buy a house. In today’s market across Sarasota and Manatee counties, that simply isn’t true and understanding your real options may surprise you.

The 20% down payment standard has been around for decades, and while putting 20% down does have real advantages (no PMI, lower monthly payment, more equity from day one), it is far from the only option available to buyers today.

Conventional loans now allow down payments as low as 3% for qualified first-time buyers through programs like Fannie Mae’s HomeReady or Freddie Mac’s Home Possible. FHA loans require just 3.5% for most borrowers. VA loans and USDA loans require zero down for eligible applicants.

Down payment assistance programs are also available in Florida, including through the Florida Housing Finance Corporation, Sarasota County, and Manatee County. These programs can provide grants or second mortgages to help cover down payment and closing costs and many buyers don’t realize they’re eligible.

Of course, the more you put down, the lower your monthly payment and the less you pay in interest over time. I always help clients weigh the tradeoffs: a smaller down payment gets you into a home sooner, but a larger one reduces your long-term cost. There’s no one-size-fits-all answer.

Closing costs are another expense buyers often overlook. In Florida, these typically run between 2% and 5% of the loan amount and include lender fees, title insurance, appraisal costs, and prepaid items like homeowners’ insurance and property taxes.
